  1. From what I've read, you have a net gain on the rental.

    To recover damages in a lawsuit you must prove that you've suffered a loss - yeah, your tenants moved out early - so what - you can recover the cost of re-renting for the balance of the lease - but anything you recover by re-renting will be deducted from what the defaulting tenants owe you on the lease - only fair, you don't get to rent the property twice.

    But they also improved your property - making it more valuable - I don't see that you've given any consideration that they may be entitled to compensation for the improvements they've made to your property?

    Re-rent - or better yet sell your property (judging by your post, you're not cut out to be a landlord) and get on with your life.

    Yeah, I think they just didn't have the resources to properly bring the Ref 70 to market with the constantly changing HDMI standards. Getting HDMI components to "talk" to each other has tripped up a lot of people - especially the installers who have to try to make it all work.

    I love my Ref 50. Of course, I use it mostly for music. I think you'd be hard pressed to find a more musical pre/pro.

    I started out with a ST-140 amp that I bought on a whim, when a guy who was trying to sell me a pair of KG2s brought it along with him. Ended up with the Ref 50 pre/pro, a PT-5 preamp, 2 PT-3 preamps, and 5 of their amps. Great bullet proof equipment at very reasonable prices.

    Really sad to see them fold....

  4. Bad news for all us B&K fans. In mid September B&K Components closed their doors and went into bank receivership.

    The good news is that as of October 18, 2010, all of B&K's assets have been acquired from their receiver by ATI (owner of AudioAccess, Theta Digital, BGW Systems, & maker of a number of OEM brands - including Outlaw, I believe) and production is being moved from NY to CA.

  5. Since I grew up on the east coast, I've ended up with/inherited several vehicles with rust. The last was a Toyota Pickup that I bought sight unseen from an uncle when I needed to transport my BMW motorcycle from PA to CA back in '87. When I flew back to pick it up, my Dad told me that he'd "fixed the rust." I thought "Oh Great."

    Anyway, the truck spent it's twilight years in CA and never saw salt again. Kept the thing for 22 years, but the rust never stopped. The floor rusted through, the bottoms of the doors rusted through and you could see through one side of the bed and out the other. I was afraid to slam the doors too hard for fear that the whole thing would collapse into a pile of rust flakes.

    Mechanical stuff you can fix. There's no way to fix rust.

  6. In my experience, 12v triggers usually require a MONO mini plug cable. With your amp it looks like you would have to cut the plug off of one end of the cable and connect the center wire to the 12v input and twist the ground (sheath) together and connect it to the ground on your amp - maybe tin it with a bit of solder first.

    You're right, you don't wanna plug a 220 watt amp into the switched AC outlets on your pre-amp!
