How's This for a Listening Room?

Probably could really crank the 'horns in here, donchaknow.  The PAW and my son took this spring break week to handle some maintenance on our Arkansas Cossatot River property and she surprised me by getting an appointment to see this building I've had my eye on for a couple of years.  It's directly across the street from the site of my dad's bicycle shop when I was growing up and was Hart's Drug Store.  It's in excellent condition...full heat and air, new wiring and updated plumbing downstairs and a one bedroom apartment up...and this 1300 square feet up front that I don't think we'd touch...I love it.  In spite of appearances of the ceiling the roof is only 5 years old and is a 25 year guarantee.

While the asking price is way cheap, we are going for a serious lowball offer as the lady is desperate to get rid of it and it's paid off.  Don't know if we can swing it or not but this is my idea of great retirement living.

The logo is one I made up and emailed them for the building front.  A microdistillery license is only 250.00 in Arkansas...though, of course, the Fed is still a bit of a slog.  Anyway, thought I might record a few of the acoustic pickers, spankers, and fiddlers that abound around there and keep a small still running downstairs.

No, that should work good. Like the fact that it is a corner building. Makes for a nice view out with plenty of windows. Pilgrims could crash there for a day on the way to Hope. With a trip downstairs just for a sample.

Hope you get it right if you want to.

That's awesome Dave, good luck on the bid

Thanks.  Serious lowballing.  Bit less than half asking...

Gotta start with a shock if you're gonna get a deal.  Story is the owner inherited money and wanted to be a local mover and shaker.  Bought up a lot of this stuff and expended her money, no return.  Been on the market two years and word has it she's desperate.

I don't look at it as taking advantage as much as lending a helping hand...

Man, what an awesome retirement plan Dave, your living quarters upstairs in an awesome building with a distillery/recording studio downstairs. Being right across the street from your dad's old business is icing on the cake not to mention the history of that building ^_^ Fingers crossed and hoping you get that deal :D

Trying to avoid getting overly excited as plenty of obstacles in the way.  But that is where I wish to be carried from feet first!

It also has 3k of flat roof for a rooftop garden, smoker, etc, etc.

The PAW and I are discussing.  I'll get more pix up later.  I'm thinking that some of those downstairs shelves will make AWESOME record and equipment shelves upstairs.  The is a fun dream!  Of course, it remains a dream until we can swing it and that is still something of a Hail Mary...
